We make sure you get paid on time, every time.  We send out monthly rent-due reminders, collect rent electronically and disperse electronically to you like clockwork.

  • How will my property be advertised?
    All of our vacant properties are entered into the Carolina Multiple Listing Service (CMLS) and made available for showing by thousands of Charlotte area REALTORS. This gives our vacant properties exposure to sales brokers, many of whom assist corporate relocation clients with finding rental properties. We also market our properties directly to tenants. Each of our properties is listed on hundreds of websites including Zillow, Realtor.com and CarolinaHome.com.
  • How long will it take to find a tenant?
    Properties that are priced right and in good condition will usually rent within 2-4 weeks. Our fee structure is 100% success based - meaning that we only get paid when we've found you a tenant! A vacant property does not pay the bills. We understand this and have aligned our incentives with yours when it comes to filling vacancies quickly.
  • Do you charge upfront fees?
    Unlike many other management companies, Conrad Klein charges no upfront fees to get started. We charge no setup fees, accounting fees or vacancy fees!
  • Who holds the Tenant's security deposit?
    Conrad Klein holds the Tenant security deposit in a trust account in keeping with North Carolina law.
  • How does the Tenant know what is required of them?
    Conrad Klein's tenant lease package and maintenance addendum spells out exactly what is required of the tenant on an ongoing and period basis. Nothing is left to chance.
  • Is there a fee to receive my rent proceeds electronically?
    Conrad Klein covers all banking related charges for outgoing ACH into your account. We also cover the fees for the Tenant to pay electronically as well.
